Chimney Waterproofing: A Real Treatment That Is Sold Wrongly More Often Than Not

Vapour-permeable water repellent on sound masonry is legitimate and effective. Applied over cracks, or with the wrong product, it traps moisture and accelerates the damage.

Waterproofing is a genuinely useful treatment with a narrow correct application, and it is routinely sold outside that application. The difference between the two is one property of the product and one condition of the masonry.

01Why masonry needs to breathe

Brick and mortar absorb and release moisture. A treatment that seals the surface completely — a film-forming coating — traps moisture that has entered from elsewhere, and in a freeze it expands inside the material.

So the correct product is vapour-permeable: it repels liquid water entering the surface while allowing vapour to escape from within. That single property is the whole distinction between a treatment that protects and one that destroys.

02It is not a repair and cannot bridge a defect

Repellent applied over a cracked crown, failed flashing or open joints does nothing about those paths, and now the water that enters through them has a harder time leaving. The masonry is worse off than untreated.

The correct sequence is: fix the crown, fix the flashing, repoint what needs repointing, then treat the sound surface. A quote that offers waterproofing without an inspection of those items is selling a coating, not a solution.

03What it genuinely buys you

On sound masonry it substantially reduces absorption, which reduces freeze-thaw damage, spalling, efflorescence and the deterioration of joints. In a climate with sharp temperature swings that is a real extension of service life.

It is also not permanent. These treatments have a finite service life measured in years, and re-application is part of owning the decision.

04How to check what you are being sold

Ask whether the product is vapour-permeable and ask for the product name. Ask what was found on the crown and flashing, and whether those are in the scope. Ask what the expected service life is before re-application.

Three questions. A contractor who can answer them is selling the right treatment; one who cannot is selling a coating.

Bottom line

Waterproofing is worth it on sound masonry with a vapour-permeable product, after the defects are corrected — and it is actively harmful applied any other way. The product's permeability is the specification to insist on.
